Residential Tenancies – What Landlords Need to Know
Are you a landlord, investor, property manager or thinking about becoming one? Are you a realtor who assists buyers seeking to purchase residential investment properties?
This SMART Knowledge Session is organized by Ida Tetlock, SMART Organizing & Property Management. Join us for an informative knowledge session led by Mark Weisleder, Senior partner, Real Estate Lawyers dot ca LLP, Author, Speaker and TV real estate expert, who offers the latest legal updates and what you need to know about the recent changes to the Residential Tenancies Act and AirBNB.
Better understanding of residential tenancies allows you to make informed decisions, take action, protect and build on your investments. What you don't know can hurt you and negatively impact your relationship with tenants, create risks and jeopardize your investment.

• Understand the rules regarding using the new Government Standard Form lease and the clauses you can still add to it
• Understand how to evict a tenant when a buyer wants to move in on closing
• Learn whether you can evict a tenant to turn the unit into an AirBNB
• Learn whether a tenant can place the unit under AirBNB
• Understand the new changes to exempt new residential units from rent review
• Learn whether you can ask a tenant to pay one years’ rent in advance
• Learn the key questions that you are permitted to ask when qualifying potential tenants and the behaviours to watch for when the tenant is answering your questions
• Understand how the Human Rights Act impacts the types of questions that you are permitted to ask any potential tenant
• Learn the process for evicting tenants and the benefits of using experienced paralegals, including how to evict if the tenant is smoking marijuana or growing plants
